The thesis

The hardest parts of a capital project are already done. What's left is buildable, fundable, and tied to a clear community need.

Black children drown at rates far above the regional average, and the Charlotte metro has no community swim institution built for them. Evolutionary Aquatics has spent four years teaching learn-to-swim out of borrowed pools. A neighboring organic farm has now granted the land for a permanent home — a swim, racquet & health club with a farm-to-table clubhouse café and event space, 15 minutes from Ballantyne.

Presale is real: 140+ founding families have paid $1,000/yr before a pool exists. The remaining gap is the build itself — and a short list of roles around it. That is a closable gap, which is why TUEPAC vetted and promoted it.

Land grant executed; permitting filed; presale proving demand ahead of construction.
TUEPAC's position
$75,000 co-investment committed from the Fund + a 5% placement fee on matched capital.

$860K pool & deck · $180K operating reserve · $160K clubhouse fit-out.
Downside protection
Gifts held by the TUEPAC Foundation in escrow; released on permit approval & GMP contract.
Structure note: the club is a nonprofit, so most participation is a tax-deductible gift or grant. Members who want financial upside can register interest in the separate, regulated TUEPAC venture vehicle that may finance the for-profit café operation — kept legally distinct from the charitable raise.
